From French Teacher to Real Estate Inestor

Lessons from Heather Litrol

Heather’s journey into real estate wasn’t exactly traditional. With a degree in French and education, she began her career as a teacher. One March afternoon, she had what she calls a “brilliant idea”: spend her summers selling real estate. That summer gig quickly turned into a lifelong career.


“I loved it so much, I never went back to teaching,” Heather shared.


Getting Started in Investing

Heather’s investing journey began in the early 2000s when she and her husband bought their first rental property in Concord, North Carolina. Within two years, they had five long-term rentals.


Managing those rentals themselves, Heather credits her husband’s intuition with people as a key to their success. Across all their years as landlords, they only ever had to evict one tenant.


Expanding Into Flips and Commercial

While long-term rentals were their first foothold, Heather and her husband didn’t stop there. In 2006, they built a commercial strip center in Kannapolis for their RE/MAX franchise. The timing was difficult — the project wrapped just as the 2007 market downturn hit. With high payments and empty units, they leaned on their first-ever partnership to weather the storm.


Looking back, Heather says that partnership was crucial. “We wouldn’t have been able to keep it going by ourselves,” she admits. Having a partner with more experience in building and financing larger projects made all the difference.


Short-Term Rentals: Profit and Purpose

Today, Heather also owns short-term rental properties at the beach — including one in Ocean Lakes, Myrtle Beach, and another on Fripp Island near Charleston.


While rising insurance costs have made profitability a challenge, she still values the investment. Not just financially, but also personally.


Heather donates time at her rentals to families in need and to charities for silent auctions. “If it’s an off-month and it’s sitting empty anyway, why not let a family who’s never been on vacation go?” she explained. “It doesn’t cost us anything, but it blesses someone else.”


Lessons From 30+ Years in Real Estate

With over three decades in the business, Heather has weathered nearly every kind of market shift — from 9/11 to the 2007 crash to COVID. Through it all, her biggest lesson is this:


Real estate is about relationships.


“Whether it’s clients, tenants, contractors, or other agents — the relationships you build are what make your business last,” she says. Some of her earliest clients are now sending their grown children back to Heather to buy homes of their own.

She also emphasizes the importance of trusted partners. From lenders and attorneys to HVAC techs and inspectors, surrounding yourself with a reliable team makes all the difference.


Final Advice for Investors

For new and seasoned investors alike, Heather offers this advice:

  • Don’t try to do everything yourself. Lean on experts.
  • Focus on building strong, long-term relationships.
  • Be prepared for market shifts — they will come.
  • And remember: sometimes, the best returns in real estate aren’t just financial.
