Ken doesn’t come from a real estate background. He’s not a full-time investor. And he hasn’t closed on his first property — yet.

But he is doing something that’s helping him move faster, think clearer, and analyze opportunities with confidence: he’s using artificial intelligence as a tool alongside mentorship and education.

At the start of the episode, Christina framed the conversation with a powerful question:

“So what if I told you that someone with no real estate investing experience could have a major advantage over people who have been doing it for 10 years? Not because of money, not because of connections, but pretty much all because of AI.”

Ken’s journey is a reminder that building wealth isn’t about having every answer from the beginning. It’s about curiosity, stewardship, and using the tools and guidance available to move forward wisely.

A Curiosity That Started in College

Ken’s interest in real estate began long before he joined Branch Wealth Partners. It started with a simple college requirement.

“So yeah, we're gonna rewind a couple of years, all the way back to college actually,” Ken said. “I'm a curious individual by nature. And one of our requirements was we had to take, I think, a real estate class in college. I thought it was fascinating. So ever since then I've been enthralled with real estate.”

That fascination stayed with him through career changes, moves, and life transitions. But like many future investors, interest alone wasn’t enough. He needed the right environment and relationships to turn curiosity into action.

That relationship came through an unexpected place: Boy Scouts.

Ken and Branch founder Greg Lafferty met while helping launch a Boy Scout troop together.

“I remember as I walked out the door saying, I'll be back in a bit to my wife,” Ken recalled. “She goes, ‘Don't volunteer for anything yet.’ … A couple hours later, I came back and said, ‘Hey, I'm the scout master. By the way, I met this other guy, Greg.’”

That friendship became the bridge that eventually led Ken into the Branch Wealth community.

“And then I'm sure from your talks with him, that piqued your interest on real estate investing even more,” Christina said.

“Absolutely,” Ken replied. “Greg and I talked a lot about his business and different things, and I was intrigued.”

From Information to Clarity: How Education Changed His Mindset

Like many aspiring investors, one of Ken’s biggest challenges wasn’t desire — it was uncertainty.

He felt the pressure to know everything before starting.

Taking Branch’s course helped shift that perspective.

“I think the biggest thing for me kind of taking away is you don't have to know everything,” Ken said. “And that's always been a challenge for me is I like to know all the angles.”

The course helped him reframe what truly mattered.

“I think taking the class really kind of helped me step back and go, look, you don't have to know all the angles. Just the right angles.”

That mindset shift is critical for investors. Real estate isn’t about perfection — it’s about making thoughtful, informed decisions and taking the next step forward.

Using AI to Remove Emotion and Increase Confidence

One of the most practical tools helping Ken today is artificial intelligence.

For him, AI isn’t replacing knowledge — it’s reinforcing discipline.

“I think chat GPT is helping me overcome that… to really kind of just say, okay, the numbers are the numbers,” Ken explained.

He emphasized one of the biggest advantages AI provides: objectivity.

“The numbers are the numbers are the numbers and AI will help you stick to your parameters and numbers because it's not gonna fudge the numbers for you,” he said. “You let emotion come in. There is no emotion in it.”

Emotion is one of the biggest reasons investors make poor decisions. AI helps create a buffer between excitement and analysis, allowing investors to stay grounded in facts.

It also helps overcome another common obstacle: analysis paralysis.

Instead of getting stuck overthinking every scenario, AI can provide direction.

“In my case, it gives me three or four recommendations,” Ken said. “And as long as you pick one of them, then you're pretty in the safe lane.”

AI as a Tool — Not a Replacement

One of the most important themes from the conversation was that AI is a tool — not a shortcut.

It works best when combined with education, mentorship, and personal responsibility.

Ken still applies what he’s learned, asks questions, and thinks critically.

AI simply helps him move faster and more confidently.

Christina summarized this principle clearly at the close of the episode:

“If you take nothing else from today, you have learned that it doesn't take more time, it doesn't take more money, it doesn't take a bigger network. It takes the proper tools.”

She continued:

“If you use AI correctly, it is going to totally reduce your time in finding these deals and it will be a powerful tool for you to use in your real estate investing journey.”

Practical Lessons for Investors

Ken’s experience highlights several important lessons for anyone beginning their real estate journey.

You don’t need to know everything to begin.

“You don't have to know all the angles. Just the right angles.”

Objectivity protects your decisions.

“The numbers are the numbers are the numbers… You let emotion come in. There is no emotion in it.”

Tools can accelerate your growth.

AI can help investors analyze deals faster and stay aligned with their goals.

Education builds clarity and confidence.

Learning how to evaluate deals helps remove fear and hesitation.

Progress comes from action, not perfection.

Ken is actively pursuing his first deal — and applying what he’s learned.

At Branch Wealth Partners, this reflects what we believe deeply: wealth is built through thoughtful stewardship, wise decisions, and consistent action over time.

5-Minute Fast Fire

To close the episode, Christina put Ken through the 5-Minute Fast Fire — five quick questions designed to reveal practical insights and personal habits.

Q: What is one AI prompt that everyone should try tonight?

  • “Go in there and just type in something really simple. Act as a real estate investor and evaluate this address for me. And just leave it at that… It'll amaze you, I promise.”

Q: What’s a mistake that new investors make that AI can fix?

  • “The numbers are the numbers are the numbers and AI will help you stick to your parameters and numbers because it's not gonna fudge the numbers for you… You let emotion come in. There is no emotion in it.”

Q: What’s one app that you can’t live without?

  • “I love my Audible. I love to listen to books. I'm an audio learner… That's how I learn.”

Q: Coffee, tea, or energy drinks — what keeps you going?

  • “I do love a good Diet Sundrop. And then if I'm feeling especially British that day, then I'm drinking my tea… English Breakfast or Earl Grey.”

Q: What’s one belief you had before taking our real estate course that’s now gone?

  • “I think the biggest thing for me… is you don't have to know everything. I like to know all the angles… but taking the class really helped me step back and go, look, you don't have to know all the angles. Just the right angles.”

Final Thoughts

Ken’s story shows what happens when curiosity turns into commitment. He didn’t need decades of experience or perfect certainty — he needed clarity, the right tools, and a willingness to act. Using AI didn’t replace wisdom in his process; it strengthened it. It helped him stay grounded in the numbers, remove emotion, and move forward with confidence instead of hesitation.

That’s the shift many investors are waiting for — not more information, but structure and accountability around their next step.
