Jessica’s Background: A Shift in Vision
Before real estate entered the picture, Jessica’s life looked very different. After graduating college, she spent a year in Spain working as a missionary. For a long time, she assumed financial struggle would simply be part of her future.
“My whole life, I thought, ‘Okay, I’m going to be 'poor', and I’m going to work for the church. And that’s okay, because that’s where God has called me.’”

“I genuinely thought you had to have tons of money to buy a house.”

“When someone finally asked me, ‘So when are you going to start investing yourself?’ — that was a game changer.”

Jessica’s entry point into investing wasn’t flipping or wholesaling — it was house hacking.
When she learned about FHA loans and realized she could buy a duplex with a low down payment by living in one unit, the strategy clicked.
“I was 25, living with my parents, not paying rent. I thought, how cool would it be to live on one side, rent out the other, and let a tenant pay half the mortgage?”
The plan was simple and strategic. Buy a duplex. Live in one side. Rent the other. Build equity while reducing personal housing costs.
That clarity gave her a direction — and a starting point.
Confidence Comes From Knowing the Numbers
Jessica’s confidence didn’t come from emotion or optimism. It came from understanding the math.
“You can buy any house and put a tenant in it and call yourself a real estate investor. But does it make sense?”
She spent hours working through numbers with Christina and Greg — vacancy, maintenance, taxes, and long-term viability. At one point, the deal only worked if she cut her own grass.
“That was the factor. If I cut my own grass, the deal works.”
Running the numbers transformed fear into informed decision-making. She knew the risks, planned for them, and moved forward anyway.

At one point, Jessica chose to surrender control.
“I was praying, knowing, ‘If it’s meant to be, they’ll come to my number. If not, it’s not going to happen.’”
Eventually, they did. The seller came down. Concessions were negotiated. Repairs were addressed. Jessica closed on her first property.
The hardest part wasn’t the logistics — it was the decision.
“Just the feeling of, ‘Is this the right or wrong mistake?’”
Greg’s advice helped ground her.

“I joke that I’m equal parts rich and poor now.”
